A Resident Manager(s) role is to conduct the day-to-day affairs of their respective building to ensure financial goals are met, the Tenant's needs are addressed, maintenance tasks are completed and administrative duties are carried out. The following are only guidelines and not limited to these:

Key Duties and Responsibilities include but are not limited to:

Operational/Administrative

  • Actively market vacant units on various internet-based rental sites.
  • Collection and deposits of rental payments and security deposits.
  • Generate new business, set up appointments and conduct unit showings with prospective tenants.
  • Must be flexible to answer prospective tenant inquiries as they are received.
  • Arrange move-out/in inspections and prepare move-out/in reports.
  • Carry out all company administrative duties relative to managing revenues, controlling expenses and reporting on results.
  • Understand company policies and legislative requirements and ensure that they are adhered to when dealing with residents.
  • Must be proficient with various computer software programs (i.e. Outlook, WORD, EXCEL).
  • Other duties as assigned.

Maintenance

  • Manage tenant maintenance requests including proper follow-up to ensure satisfaction and completion.
  • Schedule all cleaning and repair of turnover suites in preparation for new tenants.
  • Carry out minor repairs as required.
  • Oversee the maintenance of all mechanical systems.
  • Oversee all third-party service contractors required for more major repair and maintenance items.
  • Clear snow off walks and cut grass, spring landscaping.
  • Inspection of buildings and vacant suites to report on any deficiencies and major maintenance requirements.
  • Ensuring the building and its components are always well-maintained.
  • Ensure all common areas are clean and supplies refreshed
  • Clean lobby areas, entrances, mats, floors, windows, etc.;
  • Clean elevator cab walls, doors, floors and tracks;
  • Ensure all fire systems are operational; and conduct monthly and annual fire inspections
  • Remove all garbage;
  • Clean laundry room (if applicable) including wipe down of all machines and filters;

Qualifications and Requirements

  • Possess at least 5 years of hands-on residential property management experience.
  • Above average problem solving, negotiation, and conflict resolution skills.
  • Familiarity with apartment building systems.
  • Flexibility to deal with issues which may arise in the evenings and on weekends, given the nature of this type of position.
  • Must possess a valid driver's license and have a reliable vehicle.
